Questions About the Inside of the House

Q: Inside pictures were not posted until June 14; Why did it take so long?
A: Quite frankly, I was hoping to sell the place without having to post the mess in my office; I am that college professor with the huge mess in his office type of person. I decided to post pictures that a very kind person who took a tour emailed to me, especially since they are available in slideshow format.

From the 1st of April through the first two weeks of June, there were only outside pictures available. But I am sure I did not lose a sale because of this, because for one thing, the extremely detailed descriptions of the inside of the house that were up from the very early days of this site are at least as good as pictures, much better in my opinion, due to the limitations of photography. Most of the pictures of rooms I have seen on the internet real estate sites have been of little value in determining the details about that room. The pictures in the slideshow I have posted, though, are at least a little better than your typical interior real estate site pictures.

The detailed descriptions of the floors, the walls, the ceilings, the windows, and of all other features of each room are at least as informative, in my opinion, as a set of pictures of the inside are, because of the limitations of photography to give someone the details they are really looking for. If you read a blog post on a room on the main page of this site, you will come away knowing more about how that room looks, and about it's condition in detail, than you could ever know from a picture or two or three. In fact, I like to think that after you read a blog post, you will know at least as much about how that room looks as if you had actually toured that room in person!

Why exactly did we not have both the detailed descriptions and the pictures of the inside up from the early days, though? This is because I am a terrible housekeeper and because I had little furniture left here, but a substantial amount of books, papers, boxes, electronics, and so forth lying around at the time the pictures were taken. So I refused to take inside pictures and then I sent the camera back to my brother. As you will see in the slideshow that is now posted, pictures of the inside show a mess of my things along with some scenes of the inside of the house.

Specifically, I was worried that I would lose more prospective buyers than I would gain if I posted interior pics. But after reading several pleas for interior pics from buyers who claim that those pics are all they need to make a buying or a touring decision, and after seeing how nice the slideshow is, I have changed my mind and have posted the slideshow link. Having said that, I seriously doubt any of those folks who said they would most likely buy if they get pictures of the inside are actually going to buy, but I guess it's worth it to verify that cynical observation.

With regard to my stuff you see strewn about in various rooms, don't worry; all of my stuff will be removed before the new owner takes possession. My stuff is being boxed up these very days.

In general terms, the house on the inside looks about how it would have looked about 25 years ago, because it has not undergone any extensive and expensive updating in that time period. The style of the living room carpet, for example, was popular in the late 70's and 1980's. I don’t know whether that style is still popular now, but I do know that the style of rooms is much less important way out in the country than elsewhere.

Had one or more rooms inside the house been updated during the last 25 or so years, the price would reflect that. More specifically, had key rooms been updated to very recent standards so to speak, including the kitchen, the price of this property would undoubtedly be close to $30,000 instead of what it is.

Most importantly, the inside of the house is in good, livable condition. The room that needs the most attention to improve its appearance is the kitchen. Most buyers will want to choose a new floor for the kitchen, and probably paint the walls in the kitchen as well. All other interior rooms are in no work necessary condition, so to speak.

If you were to sum up the inside of the house in a couple of phrases, you might say: "it is fully livable, and there is no major or minor damage from any cause anywhere, but few updates have been done in the last 25-30 years or so. The inside of the house probably looks about like it did about 25-30 years ago. This is one of the reasons the price of the property is a bargain.

Questions About the Grounds and the Surroundings

Q: Exactly how much land comes with this property? How much of the open fields seen in the pictures are part of the property or is it just the immediate area around the house?
A: Let's start with the legal description:

A tract of real estate situate in the Northwest Quarter (NW/4) of Section Sixteen (16), Township Twenty-two (22) South, Range Twenty (20) West, Pawnee County, Kansas, described as follows: Commencing at the Northwest corner of said Section 16, thence East along the North line of said Section a distance of 350 feet for a place of beginning; thence continuing east along the North line of said Section, a distance of 370 feet; thence South a distance of 300 feet; thence West a distance of 370 feet; thence North a distance of 300 feet to the place of beginning.

This property is almost an exact square. Two sides are 370 feet long and the other two sides are 300 feet long. This means the land is 111,000 square feet, which is equivalent to 2.55 acres. The property is almost exactly square in relation to the four directions, north, south, east and west. In other words, the northern boundary runs almost exactly east and west, the eastern boundary runs almost exactly north and south, and so forth.

As you can see from the legal description, the northern boundary and the southern boundaries are 370 feet long, while the eastern boundaries and the western boundaries are 300 feet long.

The house is situated close to the western edge of the property, half way between north and south edges of the property. The Quonset building is in the north central area of the property, about half way between east and west. The barn is almost exactly in the middle of the property. The eastern 1/2 or so of the property is open field with a few trees and some fence posting.

Q: I wanted to know about the 2 1/2 acres. Is the house sitting on it or are they separate?
A: The house is sitting on the 2 1/2 acres.

Q: What are the actual dimensions of the 2.5 acres: how is the land laid out length and width?
A: The legal description says that this property is 370 feet by 300 feet by 370 feet by 370 feet by 300 feet. It is a perfect square. See the first question and answer for more details.

Q: Can you describe all of the fences?
A: The property is fenced in on 3 sides. The fencing is the typical western post and barbed wire type. The fourth side of the property, the north side, is open.

There is a small corral, about 1,000 square feet in size, off the east side of the barn, whose enclosure is wire fencing that is about 3 feet tall. This fence is completely intact and undamaged.

There is a larger corral, square in shape, and about 2,500 square feet in size, off the south side of the barn, whose enclosure is fencing made out of horizontal and vertical wood posts. One side of this corral is, of course, the south wall of the barn. The 50 foot wood post fences on the east side and on the west side need only minor repairs. The south side wood post fence is damaged in some spots and missing in other spots. It needs to be repaired or replaced with a new fence on that side. Once this approximately 50 feet of fence is repaired, the corral and barn combination would be sufficient to keep a horse.

Q: Are there good places to keep pets on this property?
A: Out here in the country, pet dogs who the owner knows will not run away or get lost are frequently NOT confined to collars and chains. At night, pets that the owner did not want to have in the house could be bedded down in the barn, in the quonset building, or in the basement of the house.

Q: What is happening around the property in the adjoining fields?
A: Some of it is cropland and some of it is used for warm weather cattle grazing.

Q: Regarding that man hole surrounded by the cement in the photo: is that the cover of the well, or is it to a storm cellar?
A: That is the cover to where the the pressure tank for the well/plumbing system is. Along with the pressure tank, there are of course the outgoing pipes and the incoming pipe coming up from the well below. The pump that projects the water up is actually down in the water. In other words, it is a submersible pump. The whole system continues to work perfectly well.

Q: How deep is your well?
A: Someone told me how deep most of the wells are around here but I forgot what they said. If I had to guess, I think it is about 100 feet down below the surface.

Q: Who owns the land surrounding the property?
A: A farmer who lives 1/3 mile away owns the land to the north. He has a mixed crop and cattle operation. The land on the other three sides is owned by someone who does not live in the immediate area. He uses his land for cattle grazing in the warm months of the year.

Q: Where is this place and how far is it from Denver?
A: It is about 390 highway miles from Denver to here. It takes about 5 1/2 to 5 3/4 hours to drive the route. To get to here from Denver, Interstate 70 east takes you most of the distance to here. You will need to drive about 290 miles east on I-70 from Denver and then you will want to get off the interstate at the US highway 283 exit, which is also the Wa Keeney, KS exit, and travel south on US highway 283 for just about 70 miles. You make a left turn onto KS highway 156, and then you travel east on KS highway 156 about 23 miles to Burdett. The property is 3 miles outside of Burdett.

Q: Where is this place and how far is it from Wichita?
A: It is about 135 highway miles from Wichita to here; it takes about 2 1/4 hours to drive the route. To get to here from Wichita, you travel on KS highway 96 northwest toward Hutchinson for about 35 miles. Just south of Hutchinson, you turn on to US highway 50 west, and travel west on US 50 about 70 miles, to Kinsley. You then turn on to US highway 183 north and travel almost 20 miles north on US 183, until you come to KS highway 156. You make a left turn and travel on KS 156 about 12 miles to Burdett. The property is 3 miles outside of Burdett.

Q: Where is this place and how far is it from Kansas City?
A: It is about 330 highway miles from Kansas City to here; it takes about 5 to 5 1/4 hours to drive the route. To get here from Kansas City, you travel on Interstate 70 west for most of the distance. After about 265 miles west from Kansas City, you will want to exit at the Hays exit, which is also US highway 183. You then go about 50 miles south on US 183, until you reach the intersection with KS highway 156. You make a right turn so that you are on KS highway 156 west. After travelling about 12 miles west on KS 156, you will arrive in Burdett. The property is 3 miles outside of Burdett.

Q: Where is this place and how far is it from Oklahoma City?
A: If you are coming from Oklahoma City, the best way to come is to drive to Wichita on Interstate 35 north. Then, from Wichita, you travel on KS highway 96 northwest toward Hutchinson for about 35 miles. Just south of Hutchinson, you turn on to US highway 50 west, and travel west on US 50 about 70 miles, to Kinsley. Questions About Moving In

Q: Is the house currently vacant and ready for a move in?
A: The house is down to just papers, books, electronics, and a very small amount of furniture now. It is already relatively close to being vacant, because most of my furniture is gone. The Quonset building and the barn have been completely cleared out. Anyone who signs an offer to buy and who leaves an “earnest money” deposit may start using the Quonset building before they officially close on and get ownership of the property.

Q: How long will it take for me to get ownership and possession if I offer to buy this property and make an earnest deposit?
A: No matter how the property is purchased, the amount of time from the signing of the offer to purchase real estate to the date the property is closed should be 21-40 days. So for example, if someone offers to buy this property on May 20, he or she could expect to take over ownership and possession of it between June 10 and June 30.

Questions About Structural, Mechanical, Technical Subjects

Q: What is the water situation like; what is the condition of the well and of the pump?
A: The pump, the pressure tank, and all the pipes are working fine. I have left the system off except when I needed the water, in order to keep wear and tear on the system to a minimum. If the water has not been run in awhile, it comes out cloudy with minerals in it at first. You need to simply let the water run for a while after turning it on; eventually the water will be coming up crystal clear. Aside from that, most rural well users put a filter on their faucet. I was too lazy to bother with that and I have been consuming the crystal clear water with no ill effects. It tastes like what it is: pure water.

Q: What is the state of the electrical system?
A: The system is working fine. There is a 240 amp outlet in the kitchen for the range/stove, and another 240 amp outlet in the pantry for the dryer. The rest of the house has the usual 120 amp dual wall outlets.

Q: Are there any leaks in the roof on the house?
A: There may have been a leak or two years ago, before the metal roof was installed, but there has not been a single drop anywhere in the house in the 28 months I have been here with the metal roof over me.

Q: What is the DSL high speed internet connection speed?
A: The most economical high speed internet plan gives you a rated speed of about 1 Mbps but an actual speed in the range of 1.3 to 1.5 Mbps on the download. You can get T1 level service for a much higher price, which is I think is at least 5 times faster than the economical but fast service.

Q: Is cable television service available?
A: Yes, and it can be obtained from the same company that provides high speed internet and traditional land line telephone service:
